Terms & Conditions of Use

You must be at least 18 years old and legally capable of entering into a binding agreement to use the Services. The Services are currently intended for users located in the United States.

BPO REO Machine is offered as a subscription-based software service. Your applicable subscription price, billing frequency, trial or promotional terms, if any, will be disclosed at the time of purchase. Subscriptions automatically renew at the applicable billing interval unless canceled before the next renewal date. Access requires an active account and, where applicable, an active paid subscription. If you cancel, you may continue to have access through the end of your current paid billing period. Your subscription will not renew after cancellation. We may change subscription pricing or available plans, with notice as required by applicable law.

BPO REO Machine provides software and automation tools designed to assist real estate professionals with BPO and REO order management, property data organization and import, comparable property management, BPO form autofill and browser automation, photo requirement management, valuation workflow organization, BPO adjustment calculations, order tracking, and related workflow automation.

BPO REO Machine is a technology platform. We are not a real estate brokerage, appraisal firm, asset management company, mortgage company, law firm, accounting firm, or financial advisor.

BPO REO Machine assists with administrative, organizational, analytical, and automation tasks. It does not replace the professional judgment of a licensed real estate professional. You are responsible for reviewing and verifying all information before submitting a BPO, REO report, valuation, form, document, or other work product. You remain solely responsible for information accuracy, opinions of value, comparable selection, adjustments, compliance with MLS rules, asset manager requirements, brokerage policies, licensing requirements and applicable law, and final review and submission. You should not rely on automated outputs without reviewing them for accuracy.

The Services may interact with or obtain information from third-party websites, APIs, MLS exports, public records, mapping services, payment providers, browser extensions, or other external systems. We do not control third-party services and cannot guarantee their availability, accuracy, completeness, or continued compatibility. You are responsible for ensuring your use complies with applicable third-party terms, licensing requirements, and usage restrictions.

BPO REO Machine may automatically populate fields or transfer information into third-party websites and forms. Automated information may occasionally be incomplete, incorrectly interpreted, improperly formatted, or placed into an incorrect field. You must review all information before submitting it to a client, asset manager, valuation company, lender, MLS, or other third party. BPO REO Machine is not responsible for errors resulting from information submitted without appropriate user review.

Unless otherwise stated at purchase, subscription payments are non-refundable once the applicable billing period has begun. You may cancel at any time. Cancellation prevents future renewal and does not ordinarily result in a prorated refund for the current billing period. BPO REO Machine, including its software, source code, browser extension, interfaces, designs, workflows, databases, documentation, logos, trademarks, instructional materials, and proprietary content, is owned by or licensed to Affinity Digital Marketing Agency LLC and protected by applicable intellectual property laws. Your subscription grants a limited, revocable, non-exclusive, non-transferable license for authorized business use. You may not copy or redistribute the software, resell access without authorization, reverse engineer except where law permits, circumvent access controls, share credentials with unauthorized users, reproduce proprietary materials for competing commercial purposes, or use BPO REO Machine branding without permission.

We do not guarantee BPO assignments, REO listings, increased income, faster assignments, business opportunities, or any specific financial or professional outcome. Individual results depend on factors outside our control.

Real estate and business activities involve financial and professional risk. Decisions made using information organized, calculated, imported, displayed, or automated by BPO REO Machine remain your responsibility.

By providing contact information, you agree that we may communicate regarding your account, subscription, security, transactions, product updates, customer support, and service-related matters. Where you separately consent to marketing, we may also send promotional email, telephone, or SMS communications. Message frequency varies; message and data rates may apply. Unsubscribe from marketing emails using the provided link and reply STOP to eligible marketing SMS. Marketing consent is not a condition of purchase where prohibited by law.

You are responsible for maintaining the confidentiality of login credentials and activities conducted through your account. Notify us promptly if you believe your account has been accessed without authorization.

We strive to maintain reliable access but do not guarantee uninterrupted or error-free operation. Services may be unavailable due to maintenance, updates, third-party outages, internet disruptions, API changes, or circumstances outside our control.

To the fullest extent permitted by law, Affinity Digital Marketing Agency LLC and BPO REO Machine shall not be liable for indirect, incidental, special, consequential, or punitive damages arising from use of the Services, including lost profits, assignments, opportunities, data loss, incorrect submissions, third-party platform issues, or decisions based on processed information. To the fullest extent permitted by law, aggregate liability shall not exceed the amount you paid to BPO REO Machine during the applicable period giving rise to the claim.

You agree to indemnify, defend, and hold harmless Affinity Digital Marketing Agency LLC, BPO REO Machine, and their owners, employees, contractors, affiliates, and service providers from claims, damages, liabilities, losses, and reasonable expenses arising from misuse of the Services, violation of these Terms or law, or infringement of another party’s rights.

We may suspend or terminate access for material violations of these Terms, fraudulent activity, unauthorized use, abuse, nonpayment, security threats, or conduct that materially harms the Company, its systems, or other users.

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles. Disputes shall be brought in a court of competent jurisdiction in Florida, subject to applicable law.

We may update these Terms periodically. The updated Effective Date will appear at the top. Continued use after updated Terms become effective constitutes acceptance to the extent permitted by law.
